At any given time, there are condo units in these buildings that are not currently in the system "For Sale" but are kind of still for sale. Sometimes they have temporarily expired from the market, sometimes they want to be an off-market listing, sometimes they're planning on bringing it to Market in the no-so-immediate future. This is really where I add value.
I watch these buildings very close and maintain data on units that might be below the market, but might still be for sale. This is how competitive you have to be for these East Side, Downtown and Third Ward condos.
